How to generate more viewings
The first 2 to 3 weeks of marketing is the vital period of interest when selling your home.
But what happens if you have now been on the market for some time and seen the level of viewings on your home slow down?
What steps have your agent taken in refreshing the marketing and interest in your home?
Over the years, I have paid particular attention to how properties that I have received instruction to sell are performing online – in terms of number of clicks or page visits by potential buyers. If the performance dips, or simply isn’t where it should be – I won’t hesitate to rotate the photographs.
The first picture/ main picture is the one people see – especially on smartphones. This needs to entice and intrigue the buyers. Why not rotate the photos, so you have one of your gorgeous open plan kitchen, garden or through lounge/diner? I will often launch the marketing of a property with something other than the outside shot. Why? It helps draw people in, grabs their attention and makes your home stand out from the other front shot, front shot, front shot properties on the search lists.
Remember buyers often buy with compromises. How many times is this word used on the Phil & Kirsty property programmes?! A buyer may not have been enamoured by the front shot of your home, which is fine. But could easily fall in love with the look of your kitchen, lounge, garden…and then decide it’s worth viewing.
